Your Home Has Equity. Let's Explore Your Options.
Whether you're planning renovations, consolidating higher-interest debt, or putting your equity toward another goal, I'll help you understand the home equity financing options worth exploring.
Two primary ways to access your home equity
Product features, rates, repayment terms, qualification requirements, and availability vary by lender and program.
HELOC
A revolving line of credit secured by your home equity, typically allowing you to draw funds during a specified period, subject to program terms. Pay interest only on what you use.
- ✓Revolving credit — draw, repay, redraw
- ✓Interest-only payments during draw period (varies by program)
- ✓Variable rate in most programs
- ✓Flexible for ongoing or unpredictable needs
Home Equity Loan
A loan secured by your home equity that generally provides a lump sum with a defined repayment structure. Repaid in fixed installments over a set term.
- ✓Lump sum disbursement at closing
- ✓Fixed or variable rate depending on program
- ✓Defined repayment schedule
- ✓Predictable for one-time, defined expenses
Why compare home equity options?
Different lenders evaluate property value, available equity, credit, income, property type, repayment terms, and qualification requirements differently. The goal is to identify suitable options and compare actual terms — not simply chase the highest advertised borrowing limit or lowest advertised rate.
Property valuation
Lenders may use different automated or manual valuation methods, which can affect how much equity you're able to access.
Credit and income requirements
Qualification standards vary by program. Self-employed borrowers, investors, and those with non-traditional income may find some programs more suitable than others.
Repayment structure
Interest-only vs. fully amortizing payments, draw periods, and repayment terms all affect your monthly obligation and total cost.
Property type and occupancy
Primary residences, second homes, and investment properties are treated differently across programs. Not all programs accept all property types.
What could you use your equity for?
Using home equity means borrowing against your home. Understanding the purpose helps identify the right structure.
Home renovations
Fund improvements that may increase your property's value or livability — kitchens, bathrooms, additions, or deferred maintenance.
Debt consolidation
Replace higher-interest unsecured debt with a home equity product. Note: this converts unsecured debt to debt secured by your home.
Large planned expenses
Education costs, medical expenses, or other significant one-time needs where a structured loan or line of credit may be appropriate.
Funding another property
Some borrowers use home equity to fund a down payment or purchase of an investment property or second home.
Other financial goals
Business investment, estate planning, or other major financial objectives where leveraging existing equity may be part of a broader strategy.
Consolidating unsecured debt into debt secured by your home can increase the risk of losing the property if payments are not made. Consider this carefully before proceeding.
How it works
An initial inquiry is not a loan approval or commitment to lend.
